Just got the keys? Hand us the inspection report.
Your inspector wrote “consult a licensed professional” a dozen times, across three trades. We hold all three licenses. One $149 walk-through and you’ll know what’s urgent, what can wait and what every line costs.

“Your inspector isn’t wrong. He’s just not allowed to tell you which ones matter. Tick what’s in yours and you’ll see what each line means, who fixes it, the flat price, and whether it can wait till spring.”Renée Ames, who does the walk-throughs

Why one truck carries three trades.
Curtis started this in 2009 out of his garage in Midwest City, fixing air conditioners. Half the calls turned out to be something else: a breaker, a drain, a water heater with no relief line. He’d tell people to call an electrician and a plumber, and they’d wait two more weeks in a house that wasn’t right.
I came on in 2014 with my electrical license, Luis brought his plumbing license in 2018, and now two of us usually show up in the same truck. We price everything before we touch it. If you say no, we write it down and leave. When we go, there’s a yellow tag on your water shutoff, typed labels in your breaker panel, and one page on your fridge with your filter size on it.

Not moving in? Something just broke.
- Call by 1 pm on a weekday and someone is at your door today.
- $69 trip fee, waived the moment you say yes to any repair.
- The price comes first, on the porch, in writing, before a tool comes out of the truck.
- Nights and weekends, $149 trip, and the person who answers is a tech, not a service.

Follow-up notes
Re: 38-page report
We closed on a 1962 ranch and the report had “licensed professional” on almost every page. Renée sat at our kitchen counter, went through it line by line and told us eleven things could wait till spring. The other four were done by three o’clock.
Priya S., Midwest City Re: AC blowing warm
Called at 7:40 on a Saturday in July. Curtis had the capacitor swapped before nine, then noticed the drain line our inspector missed and fixed that too. One truck, one invoice, and the price was the one he told me on the porch.
Daniel W., Edmond Re: main shutoff
Thirty-one years in this house and I couldn’t have told you how to turn the water off. Luis found the valve under a foot of Bermuda grass, got it turning, and hung a yellow tag on it. I showed it to my grandson.

Before you call
- Can you do the work during the walk-through?
- Usually. If the part is on the truck and you say yes, we do it then. The walk-through is credited in full once the work passes $500.
- Can I send the report before anyone comes out?
- Yes. Email the PDF and Renée marks it up and calls you the same day with the lines that matter and a price for each.
- We’re still negotiating repairs with the seller.
- Then you need numbers fast. We itemize quotes using your report’s own line numbers, so your agent can drop them straight into the repair request.
- Do you sell equipment we don’t need?
- A fifteen-year-old water heater that works is a working water heater. We’ll tell you what it costs to replace and let you decide when.
